  1. What kind of pets do you allow? Do you permit exotic pets?
    No exotic pets only dogs, cats, birds and fish. Restricted Breeds Include: Pit Bulls, Rottweiler, Bull Dogs, German Shepherd, American Bully, Bull Mastiff, Presa-Canario, Stafford Terrier, Dogo Argentino and Doberman Pincher's.* *Breed, size, weight limitations, fee and deposit requirements do not apply to assistance animals. We comply with all applicable fair housing laws. We will consider any request for reasonable accommodations.
  2. How many pets may I have?
    2 per apartment home.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    $20 monthly pet rent, $150 Nonrefundable pet fee and $150 pet deposit for each pet.
  4. What must I bring with me to tour an apartment?
    Valid picture ID or drivers license.
  5. What are your fees and monthly charges?
    $50 application fee, $50 non-refundable administration fee and $150 deposit for 1 bedrooms and $250 for 2 bedrooms to reserve your new home. Monthly rent, pest control, trash fee and water fees. For pets additional fees apply.
  6. What are the income and credit qualifications?
    2 ˝ half to 3 times the monthly rent. See Qualification Standards under Apply Now for more information.
  7. What is acceptable “proof of income” to sign a lease?
    3 Valid check stubs, Job verification on Company Letterhead from employer, bank statements and or Tax return.
  8. What happens if I qualify for an apartment, but my roommate does not?
    When applied together denied together. The one that is denied will not be permitted to occupy the property but if the other individual would like to lease they would need to qualify on their own.
  9. Is my security deposit totally refundable?
    Yes, as long as the apartment is left in the same condition as it was received at move in when you move out.
  10. If I get a job transfer, can I break the lease?
    Yes with a full 60 day notice and payment through that notice plus payment of a re-letting fee equal to 85% of one months rent, which is payable at the time notice is given.
  11. Can I change to a month-to-month lease plan after my first year?
    Yes; a monthly $300 upcharge for each month you remain on month to month will apply.
  12. What utilities are included in my lease?
    None; residents are required to establish electricity service in their name and a third party billing company will bill for the following services, which are paid to the property and can be paid with your monthly rent: pest control, trash, gas and water.
  13. How long is the term of the lease?
    6 to 14 month lease.
  14. Do you accept leases for short terms?
    No.
  15. Am I required to have renter’s insurance?
    Yes.
  16. Do you offer furnished apartments?
    No.
  17. Do you offer corporate apartments?
    No.
  18. If something needs to be repaired in my apartment, how do I report it?
    Residents may contact the office during business hours or you may complete a service request through the website under Resident and then select service request to report your request. If you have an emergency please call the office number and an after hours answering service will notify the proper on-call person.
  19. When is my rent payment due?
    On the 1st of each month; however late fees are not assessed until the morning of the 4th.
  20. What day of the month am I liable for a late charge?
    On the 4th of the month.
  21. Will you accept electronic payments from my bank?
    Yes you are able to pay your rent on line through our website; go to Residents and select Pay Rent to set up an account; there are fees associated with this service.
  22. Is there a place where I can pay my rent after office hours?
    Yes, online through Paylease.com or on the property website; go to Residents and Pay Rent; please note there are fees associated with this service.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    If someone stays longer than 3 days, you will need to contact the Management Office for further authorization and requirements.
  24. Do you have reserved parking?
    The property has open parking with mandatory parking stickers. Guest parking is available in select areas only with a visitor parking pass.
  25. I have a motorcycle, where can I park it?
    In a normal parking spot and it must have parking permit.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Your children will need to be added to the lease when you make application to ensure that you meet the occupancy standards of the property at all times. Please see Leasing - Apply Now and select Qualification Standards for more information.
  27. Can I install my satellite dish at my apartment?
    Yes, you must pay a fee of $300, carry insurance of $100,000 and follow all the guidelines for installation outlined in the Satellite Addendum.
  28. Do you have cable services?
    Yes, Comcast is the properties provider; we have information available to assist you with establishing service through this provider.
  29. Does the property have a fitness center?
    Yes.
  30. Does the property have a swimming pool?
    Yes.
  31. Does the property offer on-site recycling?
    Not at this time.
  32. Are gas grills permitted at your property?
    Due to City fire codes you are not permitted to store grills that utilize open flames such as propane, gas or charcoal on your patios or balconies. However, you are permitted to use an electric grill. The property has grilling stations for residents use in several areas of the community.
  33. Is there any additional storage space available at your property?
    No.
  34. Are residents permitted to paint their apartment?
    Yes, with written approval from Management; the apartment must be returned to the original color at move out. Failure to paint the apartment to its original color at move in will result in the assessment fees associated with Management painting it back to the original color.
  35. Will you accept my delivery packages for me?
    We do not sign for packages.
  36. Do you have a list of Preferred Employers?
    NRG employees, MD Anderson and Medical Center Employees. Deposit specials apply; please contact Management staff for more information.
  37. Where do I register to Vote?
    Local Precinct.
  38. How is your property different from the competition?
